There's a Housing Shortage in Johnson County
Have you been looking to buy a house? Have you found that it's hard to find what you're after and when you do there are three or four offers already submitted on that property? A quick look at the third quarter stats in the video below explains why.
In the third quarter available homes are DOWN 33.3%. That means that from this time last year there are a full 1/3 fewer homes on the market. I'd also contend that there are more active buyers this year exacerbating the situation even more.
I currently have three buyers looking for similar things in the Olathe market between $175,000 & $225,000. Two have been looking for several months and one has been looking even longer. I am not along in my struggles to help buyers find homes.
Below are some screen grabs from our office Facebook Group. All of these are from the last week, within a week of Thanksgiving.
I've been licensed and working real estate full time since 2008. I have never seen such craziness this late in the year. Traditionally people will hold off on listing their homes until January because this time of year tends to be on the slower side.
That being said however... if you're looking to sell a home. There may not be a better time than right now.
